Protect your tenants with LPS Electrical Safety Testing

Both the Electrical Equipment (Safety) Regulations 1994 and the Landlords and Tenant Act 1985 require Landlords to ensure that any electrical equipment they supply for tenants’ use is safe and fit for use.

Portable Appliance Testing (PAT) £58.50 inc. VAT

All portable electrical equipment runs the risk of damage, which could make it dangerous to the user. Without a regular programme of testing and inspection, a Landlord may be deemed to have not taken reasonable steps to ensure the safety of their tenants and leave themselves liable to fines, imprisonment and invalidation of their property insurance.

A full PAT test will give you peace of mind that you have taken all reasonable steps to ensure the safety of your tenants.

  • £58.50 inc. VAT
  • Unlimited number of portable appliances tested per property
  • Same price, nationwide
  • Checks completed by fully qualified PAT electrical testers

Periodic Inspection Report (PIR) £155 inc. VAT

An electrical survey, known as a Periodic Inspection Report (PIR) will reveal if electrical circuits are overloaded, find potential hazards in the installation, identify defective DIY work, highlight any lack of earthing or bonding and will carry out tests on the fixed wiring of the installation.

The report will establish the overall condition of all the electrics and state whether they are satisfactory for continued use, and should detail any work that might need to be done.

  • £155 inc. VAT, nationwide
  • Up to 6 circuits tested
  • BS7671 Compliant Periodic Inspection Reports (PIR)
  • Evidence of any defect and departure from the IEE Regulations
